I currently have several 3/2 residential homes as rentals, mostly in the northern Atlanta suburbs and have worked directly with Clients First for approximately 5 years. Those are the qualities that you get with Clients First. Clients First is attractive because they offer: • Personal service - friendly, approachable staff, willing and able to help the owner and tenant through the various situations that arise during the unit/tenant lifecycle. • They "get it" - For me, potentially the most important. They understand the financials and respective tradeoffs that a landlord goes through from the initial purchase through ongoing leasing of the unit. They serve as a wealth of knowledge and a backboard to bounce ideas off of. • Depth and breadth of real estate network - Laurie and Janet have a very large, active network of contacts that enable them to become aware of opportunities before they hit the market. It's typically within days of my asking for the next opportunity that one is surfaced that fits well with my requirements and we end up moving forward. • Negotiation skills - I have relied upon them several times to negotiate agreements and solutions. They have shown creativity and had more "backbone" than I had in some of the situations. • Units are typically rented in less than 30 days after prior tenant vacates - minimum of vacancy. • Tenant management - Clients First does a great job managing tenants. They are fair and help negotiate through any tenant issues with minimal pain on the owner.
